SECURING THE BOOKING
The booking will be secured once the Company has received the full rental and deposit payment, as detailed on booking form. In the absence of payment being received the Company reserves the right to cancel the rental.

FORMS OF PAYMENT
Payments may be made to the Company in GBP sterling by: Visa, MasterCard, Switch, or American Express or Debit card. Additional charges, as indicated on booking form, may be levied for payment by credit card at the current charges levied by the relative card provider at time of payment.

DEPOSIT
A deposit of £200 per booked apartment is required to be paid at the time of booking. The deposit is payable to secure the reservation and will be subsequently held against any arrears of rent, dilapidations and/or breakages that may occur. Should the Company agree to the period of occupation being extended, the same deposit will be carried over for the duration of the rental. The deposit, or any balance after deductions, will be refunded following the Company’s inspection of the apartment used and settlement of all accounts, normally within a period of 14 days from departure.

CANCELLATION & EARLY DEPARTURE
All cancellations must be notified immediately by telephone and then confirmed in writing. Once the booking has been confirmed, unless a minimum of 28 days notice is given, the Company reserves the right to charge a cancellation fee. For cancellations with more than 14 days notice, a 50% refund will be made. For cancellations with at least 7 days but less than 14 days notice, a 25% refund will be made and for cancellations with less than 7 days notice, no refund will be made unless the allocated apartment has been re-let.

ACCOMMODATION AND LOCATION
Whilst the Company will endeavour to confirm an apartment number prior to arrival, the Company cannot guarantee the availability of any apartment prior to check-in. In the event that a particular apartment number is not available at check-in, the Company reserve the right to accommodate the Client in an apartment of similar standard and location.

INCLUSIVE & ADDITIONAL CHARGES
Rentals quoted include gas, electricity, heating, water, basic cable television package and council tax charges. The Company reserves the right to adjust control systems if fuel is wasted unnecessarily. Prices quoted also include a weekly housekeeping service - additional week-day housekeeping is available at extra cost. Car parking, at £50 per week, is available on application.

TELEPHONE USE AND CHARGES
All of the Company’s apartments are fitted with a landline telephone and the provision of telephone line services is provided by a 3rd party service provider. It is the Client’s responsibility to set up a charge account with the service provider directly. Details are provided next to the telephone. In the event that this service is over-ridden, all call charges made during the duration of the term of Client’s occupancy will passed directly on to the Client.

BROADBAND INTERNET ACCESS
High Speed Broadband Internet access can be set up at an additional charge upon arrival.

AIR CONDITIONING UNITS
Apartments are not fitted with air conditioning as standard. However, upon request, air conditioning units can be provided at a hire cost of £30 per unit per week.

ARRIVAL CHECK-IN AND DEPARTURE
Apartments are reserved from 2pm on the day of arrival until 10am on the day of departure unless an early arrival or later departure time is requested and agreed in advance with the Company. An estimated arrival time is required a minimum of 72 hours in advance in order for the Company to arrange a representative to attend the check-in. Arrivals after 5pm - official check-in will be conducted on the subsequent morning and the Client will have the opportunity to ensure that all appliances are working in the presence of the Company representative.

KEYS
Unless otherwise agreed, keys and swipe cards will be available for collection from the porter at the reception of the apartment, with one set being issued per apartment unless otherwise requested. Any keys or swipe cards lost must be reported to the Company immediately. A replacement set will be issued as soon as possible at a cost of £50 for keys and £30 for swipe cards. If a Client locks himself/herself out of the property and requires the Company’s assistance to gain entry, the Company reserves the right to charge an administration fee of a minimum of £50 together with any direct costs incurred i.e. locksmith’s charges, etc.

PORTERS
Porters are not employed by the Company and all personal assistance provided is at their discretion.

LOSS/INJURY
The Company accepts no liability or responsibility for loss or damage to personal property nor for any costs incurred by Clients due to travelling delays or alterations, nor for personal accident, death or injury to the Client or any persons using the accommodation provided or member of the Clients party or visitor howsoever caused.

OCCUPANCY
The number of persons permitted to occupy each apartment is limited to the number of named occupants listed on the Booking Form. This must not be exceeded. The Company reserves the right to terminate the rental without notice and without refund in the case of a breach of this condition.

CLEANING
All properties are professionally cleaned on departure. Clients are responsible for leaving the apartment as they found it on arrival i.e. interior fixtures and fittings in the same place state and condition, crockery and cutlery washed up and placed back in cupboards and all rubbish disposed of when vacating the apartment.

RESTRICTIONS
The Company’s terms and conditions of business are subject to the laws of England. The Company will submit to the exclusive jurisdiction of the English Courts.
